As a building superintendent, you are responsible for overseeing the maintenance, operation, and management of residential or commercial properties. Key Responsibilities:
- Property Maintenance:
- Perform routine inspections and maintenance of building systems, including HVAC, plumbing, electrical, and mechanical systems.
- Coordinate repairs and renovations as needed, ensuring timely completion and quality workmanship.
- Respond promptly to maintenance requests and emergencies, resolving issues efficiently.
- Building Operations:
- Monitor and control building systems, such as heating, ventilation, and security.
- Ensure compliance with safety and environmental regulations, conducting regular inspections and audits.
- Manage waste disposal and recycling programs, maintaining cleanliness and order in common areas.
- Tenant Relations:
- Act as the primary point of contact for tenants regarding building-related concerns and inquiries.
- Address tenant complaints and issues professionally and promptly, striving to maintain positive tenant relations.
- Assist with move-in and move-out processes, conducting unit inspections and handling key management.
- Administrative Duties:
- Maintain accurate records of maintenance activities, inspections, and tenant communications.
- Manage budgets and expenses related to building maintenance and operations.
- Assist with vendor and contractor management, obtaining competitive bids and overseeing service contracts.
- Emergency Response:
- Be available for on-call duty during evenings, weekends, and holidays to respond to emergencies.
- Implement emergency procedures and protocols, ensuring the safety and well-being of occupants during crises.
Tasks
- Make adjustments and minor repairs to heating, cooling, ventilation, plumbing and electrical systems, and contact tradespersons for major repairs
- Contact contractors for repairs and maintenance of the establishment
- Perform minor repairs on appliances
- Perform safety and security checks
- Supervise other workers
- Perform other routine maintenance jobs such as painting and drywall repair
- Work with minimal supervision

Skills and Qualifications:
- Proven experience as a building superintendent or in a similar role, preferably in residential or commercial property management.
- Knowledge of building systems and maintenance practices, including HVAC, plumbing, and electrical systems.
- Strong organizational and time management skills with the ability to prioritize tasks effectively.
- Excellent communication and interpersonal skills, with a customer service-oriented approach.
- Problem-solving abilities and the capability to handle multiple tasks under pressure.
Education and Experience:
- High school diploma or equivalent; additional certifications in property management or building maintenance are advantageous.
- Previous experience in maintenance, construction, or facility management is typically required.
- Knowledge of local building codes, regulations, and safety standards.
Working Conditions:
- Work primarily on-site in residential or commercial buildings, requiring regular inspections and interaction with tenants.
- Flexible schedule including evenings, weekends, and on-call availability for emergencies.
- Physical requirements may include lifting, bending, and standing for extended periods.
